Abode Cost Segregation (“Abode,” “we,” “us,” or “our”) is a product of Everden LLC, a limited liability company. This Privacy Policy explains how we collect, use, disclose, and safeguard your information when you visit abodecostseg.com, use our platform, or interact with our services (collectively, the “Service”).

Abode is a United States-based business. The Service is intended for users located in the United States. By using the Service, you consent to the data practices described in this policy. If you do not agree with this policy, please do not use the Service.

2.1 Information You Provide Directly

When you use the Service, we may collect the following information that you provide:

• Account information: name and email address when you create an account or sign in via Google OAuth;
• Property information: property address, purchase price, purchase year, property use type, and related property details;
• Airbnb listing URL: if you provide a short-term rental listing link for property verification and data enrichment;
• Phone number: optionally provided for contact purposes;
• Payment information: credit card or payment details processed through Stripe (we do not store full payment card numbers on our servers);
• Communications: any messages, emails, or inquiries you send to us.

2.2 Information Collected Automatically

• Device and browser information: IP address, browser type, operating system, device identifiers;
• Usage data: pages viewed, time spent on pages, clicks, referring URLs, and interactions with the Service;
• Cookies and tracking technologies: we use cookies, web beacons, and similar technologies to collect usage data and improve the Service (see Section 7).

2.3 Information from Third Parties

• Google OAuth: if you sign in via Google, we receive your name, email address, and profile picture from Google;
• Public listing data: we may retrieve publicly available property or listing information from third-party sources to enrich your study.

We use the information we collect to:

• Provide, maintain, and improve the Service;
• Generate cost segregation studies based on your property data;
• Process payments and send transaction confirmations;
• Send you study results, account updates, and service-related communications;
• Send marketing communications (only with your opt-in consent);
• Respond to your inquiries and support requests;
• Detect and prevent fraud, abuse, or security incidents;
• Monitor application errors and performance;
• Comply with legal obligations;
• Analyze usage patterns to improve user experience.

We do not sell your personal information. We have not sold personal information in the preceding 12 months and have no plans to do so. We may share your information with the following categories of service providers, solely for the purpose of operating the Service:

• Stripe: payment processing. Stripe receives your payment card details directly and is subject to PCI-DSS compliance. See Stripe's Privacy Policy;
• Supabase: database hosting and authentication infrastructure;
• Google: OAuth authentication, Google Maps, and Google Street View for property imagery;
• Anthropic (Claude): AI-powered image analysis used in generating cost segregation classifications;
• Apify: automated retrieval of publicly available listing data (e.g., Airbnb, Zillow) when you provide a listing URL;
• Resend: transactional email delivery (e.g., study delivery, account notifications);
• PostHog: product analytics to understand how users interact with the Service;
• Sentry: error monitoring and application performance tracking.

Each of these providers processes data only as necessary to perform their respective functions and is contractually or otherwise obligated to protect your data. We do not authorize these providers to use your personal information for their own marketing purposes.

We may also share your information:

• For legal compliance: when required by law, regulation, subpoena, court order, or governmental request;
• In a business transfer: in connection with a merger, acquisition, reorganization, or sale of assets, your information may be transferred as part of that transaction. We will notify you before your information becomes subject to a different privacy policy;
• With your consent: we may share information for other purposes with your explicit consent.

We retain your personal information for as long as your account is active or as needed to provide the Service. Specifically:

• Account data: retained for the life of your account. You may request deletion at any time;
• Study reports and property data: retained for the duration of your account so you can access your purchased studies;
• Payment records: retained as required for tax, accounting, and legal compliance purposes (typically 7 years);
• Analytics data: aggregated and anonymized analytics data may be retained indefinitely;
• Communication records: retained for as long as necessary to resolve support inquiries and for quality assurance.

Upon account deletion, we will remove or anonymize your personal information within 30 days, except where retention is required by law or for legitimate business purposes (e.g., fraud prevention, legal claims).

6.1 All Users

• Access: you may request a copy of the personal information we hold about you;
• Correction: you may request that we correct inaccurate or incomplete information;
• Deletion: you may request that we delete your personal information, subject to legal retention requirements;
• Marketing opt-out: you may unsubscribe from marketing emails at any time by clicking the unsubscribe link or contacting us;
• Account deletion: you may request full account deletion by emailing hello@abodecostseg.com.

6.2 California Residents — CCPA / CPRA Rights

If you are a California resident, the California Consumer Privacy Act (CCPA), as amended by the California Privacy Rights Act (CPRA), provides you with the following additional rights:

• Right to Know: you have the right to request that we disclose the categories and specific pieces of personal information we have collected about you, the categories of sources, the business purpose for collecting the information, and the categories of third parties with whom we share it;
• Right to Delete: you have the right to request that we delete your personal information, subject to certain exceptions;
• Right to Correct: you have the right to request correction of inaccurate personal information;
• Right to Opt-Out of Sale/Sharing: we do not sell or share your personal information for cross-context behavioral advertising. If this ever changes, we will provide a “Do Not Sell or Share My Personal Information” link on our website;
• Right to Limit Use of Sensitive Personal Information: we do not use sensitive personal information for purposes beyond what is necessary to provide the Service;
• Right to Non-Discrimination: we will not discriminate against you for exercising your CCPA/CPRA rights.

If we need additional time, we will notify you of the extension and the reason.

6.3 Categories of Personal Information Collected (CCPA Disclosure)

In the preceding 12 months, we have collected the following categories of personal information:

We use cookies and similar tracking technologies to collect and track information and to improve the Service. You can instruct your browser to refuse all cookies or to indicate when a cookie is being sent. Note that some features of the Service may not function properly if cookies are disabled.

Types of cookies we use:

• Essential cookies: necessary for the Service to function, including authentication session cookies and security tokens. These cannot be disabled;
• Analytics cookies: used by PostHog to help us understand how visitors interact with the Service, which pages are most visited, and where users encounter issues. These cookies collect aggregated, anonymized data;
• Error monitoring: Sentry may use cookies or local storage to track error sessions and help us diagnose and fix issues.

We do not currently use advertising or marketing cookies. If this changes in the future, we will update this policy and provide appropriate notice and consent mechanisms.

We implement appropriate technical and organizational security measures to protect your personal information against unauthorized access, alteration, disclosure, or destruction. These measures include:

• Encryption of data in transit via TLS/SSL;
• Encryption of sensitive data at rest;
• Access controls limiting employee and contractor access to personal data;
• Use of reputable, security-audited third-party infrastructure providers (Supabase, Vercel, Stripe).

However, no method of transmission over the Internet or electronic storage is 100% secure. While we strive to use commercially reasonable means to protect your personal information, we cannot guarantee absolute security.

The Service is not directed to individuals under the age of 18. We do not knowingly collect personal information from children. If you are a parent or guardian and believe your child has provided us with personal information, please contact us at hello@abodecostseg.com and we will promptly delete such information.

The Service may contain links to third-party websites or services, including Stripe for payment processing and Google for authentication. We are not responsible for the privacy practices of those third parties. We encourage you to review the privacy policies of any third-party services you access through our platform.

We may update this Privacy Policy from time to time. We will notify you of any material changes by posting the new policy on this page and updating the “Effective Date.” For material changes that affect how we process your personal information, we will also notify registered users via email at least 30 days before the changes take effect.

Your continued use of the Service after the updated policy takes effect constitutes your acceptance of the revised Privacy Policy.
